We stayed in a standard studio which was in what seemed to be a renovated block of old units more or less detached from the resort. These apartments are behind the carpark and accessed via a dirty stairway from the back of the carpark. You have to walk back through that same dark carpark to get to the pool which we were very surprised to find considering their 'picture-perfect' website. The room was clean apart from the 5 or so carpet stains (one quite bad) but there were no lamps and the patio was nothing like their photos. The small garden area really was an unkept mess which is not what was advertised. We do not live like this and expected everything to be as suggested on their website. The only plus was that the room was quiet as we faced the suburban street behind the main resort and the staff were very obliging. I would not stay in these the studio apartments again as you really feel detached from the 4-star resort experience we were hoping for. The rest of the resort is very nice and that's where I'd stay if I was to return provided I knew that.
Very very ordinary. Mould in the bathrooms, carpets obviously not vacuumed, blow flies in the sliding window and door sills, poorly maintained,even the paint job was slapped up...it simply doesnt live up to its price bracket.. but Putting the poor value for money issue aside i felt slightly embarrassed for the management who either didn't care or were oblivious to the idea of a positive customer experience. A business model or just squeezing the last $$ out of a building that is sadly at the end of its life and waiting to be redeveloped? The last little bit of salt in the wound was the laminated sign in the kitchen( a kitchen that didnt seem to have hot water or dish washing liquid provided by the way). The friendly note threatens another hundred if you dont (more like cant) washup your dishes....Sick joke?
This was a wonderful find, especially during the busy school holidays, and at a reasonable price. I arrived after reception was closed, but was sent a message on how to obtain the key, then a very detailed note with the key to direct me to my room. The room was very spacious and clean. I immediately noted that the airconditioning was not directly over the bed - which is great for me; also a sliding door to the balcony for optional natural air. There was a microwave, toaster, tea and coffee making facilities. The reception and cleaning staff were very friendly and polite and you felt that nothing was a problem for them. My room had a balcony which was great to sit out on in the evening, and also in the morning having breakfast - with kookaburras coming to sit in the tree opposite. They have a pool, BBQ and an outdoor sitting area. No restaurant on site, but there is one across the road, and Wests Diggers just around the corner in walking distance. A fridge in reception where you can buy some extra milk and some other drinks and snacks if needed. Walking distance to the beach. A lovely restful and happy a**osphere at this motel. I look forward to returning again one day.

This park is the easily the benchmark for all to follow. The location is stunning and the amenities are first class. Super friendly staff too. We're already planning our next stay. It's roughly 2k walk to Nelson Bay and the same distance to Shoal Bay Country Club. We also had amazing Italian at Sirena Seaside, a beautiful lunch at the Inner Light Tea Rooms - with one of the world's best views. Pizza at Gianni's is superb also.
Review of Unit 15: The Most Branded Stay of My Life If you’re planning a visit to Nelson Bay Breeze, allow me to introduce you to Unit 15—or, as I like to call it, “The Cleanest, Comfiest Rulebook You’ll Ever Sleep In.” Let’s start with the positives: the room was spotless. The beds? Absolute bliss—soft, supportive, and perfect for dreaming about all the fines you could rack up if you weren’t careful. Now, speaking of rules… oh boy. Staying in Unit 15 felt like being in an escape room where the challenge was simply not to lose your deposit. Forget to empty the bins? Charged. Leave a fork in the sink? Charged. Think about using the dishwasher instead of manually scrubbing each plate? Potentially charged? Checking out by 10 a.m. sharp (because, of course, rules) was a feat. Check at 10 a.m, which is basically the middle of the night for anyone on holiday. My alarm went off, and I bolted out of bed like I was being evicted. Though, to be fair, there were plenty of signs warning you about, well, everything—including the exact consequences of not following instructions to the letter. This is very unwelcoming. And then there’s the pièce de résistance: everything had “Unit 15” emblazoned on it. The cushions? Labeled. The coasters? Branded. I half-expected to find “Unit 15” tattooed on my forehead when I woke up. At some point, I started wondering if I was in Unit 15 or owned by it. A great conversation starter with the family: “If I take this towel home by mistake, will they track me down?” (Answer: probably.) The real highlight of the trip was the anxiety-inducing joy of trying to stay within the bounds of Unit 15’s sacred covenant. Every meal felt like an Olympic event: use the crockery, wash the crockery, dry the crockery, and put it all away as if you’d never even eaten. All jokes aside, Unit 15 was clean, comfortable, and undeniably unique. Just be prepared to follow the rules with military precision and get ready to laugh when you spot Unit 15 stitched onto a sofa cushion. Oh, and don’t forget to set multiple alarms for your 10 a.m. escape—sorry, I mean checkout. Would I stay again? Sure, as long as I sign a pre-trip agreement with myself not to touch anything unnecessarily. It’s Unit 15’s world; we’re just living in it.
Stayed at the Mantra for family birthday celebrations at the bowls club and the golf club. It was a two minute drive to either of them. Shops were a 5 minute walk away. We had a 3 bedroom apartment which was well resourced. It was a particularly cold weekend and we are from Queensland, morning 6 degrees feels like minus 1! The apartment had a reverse cycle aircon in the lounge area but not in any bedrooms. We requested a heater and were supplied with one but I believe they should be standard at least in the main bedroom. Reception staff were great.
Motel is right in the shopping area and there is even a Domino's downstairs. Woolies is a few minutes walk as are the cinema, restaurants etc Checking in was a bit tricky as I don't own a mobile and the reception desk is always unattended. Rang, from a public phone, to get the my unique access code. The security fob was waiting in my room to access the lift after that. Loved the coffee machine in the room ! Could have done with access to a washing machine but there is a laundrette at the Marina across the road. Had the pool to myself a few times. Great views from up there. Only downside was some other guests ignoring the smoke free building rule and puffing on their balconies.
We were extremely disappointed with the size and cleanliness of our room 208. There were long black hairs on the white tile walls in the bathroom, coffee cups dirty and the television was impossible to watch unless you sat sideways on the end of the bed. Also the television had an old set top box and one of the remotes had flat batteries so took a while to realise it was the batteries not the old unfamiliar system. I did make a complaint and the housekeeping manager was very pleasant and had the room cleaned and rearranged (the robe would then only half open). We did look in other rooms when guests had left and they were open about to be cleaned and they were very nice. We were told rooms 208 and 101 were the smallest - do not book those rooms. The position of the Seabreeze Hotel is wonderful and the decor in the bar and very popular restaurant was really well done.
A bit disappointed that Trip.com didn’t give you the option to claim NSW vouchers.
Landmark Resort provide excellent customer service, best I had ever experienced. Sam was amazing on our arrival and very helpful. Floors were sticky from soap residue, she came up within 10 minutes to wipe over tiles with clean water. Later that evening, she came up again to help me with the turning on the stove.
Apartment was immaculate and well designed for a small 1 bedroom. Comfortable and modern. Lots of double PowerPoints to plug in your own devices. Beautiful view off the balcony. Excellent fast wifi. Great pool and games room (air hockey with ability to team up with a partner - 4 players, plus other games).
Negatives:
1. Kitchen - No oven. Could add scissors, wooden spoon and smaller sized pan. Strange to have a huge fry pan to cook for 2 people, and on a small stove top. Also would recommend replacing Tefal type plans as they can become a health hazard when old.
Bathroom - Shower head could do with an upgrade to handheld as the fixed one is small, and only wets just below shoulders, plus splashes everywhere. We made good use of the spa bath. Square toilet seats aren’t comfortable.
Iron is very cheap and old. Dirt was coming out of the holes underneath and water kept spilling out of it.
