With an OAT travel group for 2 nights. Down a cobblestone walkway reachable by taxi but otherwise somewhat treacherous to walk. Very nice architecturally attractive rooms. No coffee in rooms. Limited options nearby for dining, as the area is a walking cobblestone touristic street with but a few relatively expensive dining options nearby and some limited street food eateries. The pizza place nearby (100 m)has wonderful kebabs and gyros as well and will deliver. Breakfast was included and is superior! I recommend this hotel only for those without ambulation limitations.

Location: almost at the edge of Sufi Bou Saeed’s cliff, right by a viewpoint with stunning views. You cannot beat the views on their terraces (the breakfast area and the pool area).. The breakfast area terrace has an unobstructed view of the Mediterranean. Access to cars: Even if it’s in the pedestrian area, cars have access to pick you up or drop you off at the hotel entrance. However, expect to pay a higher fare, given that you’d have to ask the hotel to call a taxi for you, or, that most Bolt, InDrive transfer app drivers try to avoid driving through the pedestrian area. You can walk through the pedestrian area yourself (a 10min stroll), but not with suitcases (streets in the pedestrian zone are cobbled and can be slippery). Rooms: There are a few rundown rooms and a few that are not sea view. My advice is to aim for a sea view room that’s been renovated/well-maintained (if you’re staying there, might as well pay extra and enjoy the sea view off your windows, balcony or terrace). Do not count on getting good Wi-Fi inside some of the rooms (depending on the location of your room). But the rooms have safes, are spacious and are clean. Staff: Wonderful staff! They carry a positive attitude and are more than ready to help with any question or request you have. Lubna and Reem (at the reception) excel at providing the best service possible. Kareema and Hamza (breakfast area) carry a cheerful attitude while providing a great service at breakfast. Mariam and Afaf (house-keeping) work nonstop at making sure everything is spick-and-span. The whole crew take their work seriously and always carry a smile on their faces and a can-do attitude.

I had previously reviewed the Dar Fatma after my stay in March 2020, when I was trapped in Tunisia for a spell by cascading Covid closures. (It turns out I was the inn's last guest for an entire year.) Three years later, I have returned, now with my wife, under far less stressful circumstances. And it proved even more charming the second time around. There was, however, one snafu: We arrived in the evening, and the overnight staffer had no knowledge we were coming. I whipped out my cell phone to show him my exchange of email messages with the owner five months before, which set off a flurry of phone calls. Bottom line: The room I had reserved, with a (narrow) view to the sea, was occupied, but they did still have available a room with no windows to the outside at all, and that is where we spent our first night. The next morning we were shuffled upstairs to a less claustrophobic room, and my wife could begin to enjoy her stay. Moral of this particular story: before setting out on your trip, it never hurts to take a minute to reconfirm all your hotel reservations, especially if you made them by email. So, to cite the old American saw: ”Aside from THAT, Mrs. Lincoln, how was the play?” Indeed, aside from the initial confusion about our staying, this play was wonderful. This being off season, we were able to find places just a 2-minute walk away where we could leave our rented car. (Advice: it's best to leave one's car on Rue Taieb Mhiri close to the lighthouse and the panoramic overlook, where you have space to turn around and head out without having to creep, zig-zagging down through the town, to make your way out.) The morning breakfast spread, served by the cheerful Salwa, is varied and tasty. Salwa was also a source of practical advice -- most importantly, in scuttling our plan to take a day to go into Tunis to visit the Bardo Museum. (She warned us it was closed -- apparently a casualty of the president's coup against parliament.) That left us with an unanticipated day at leisure, which we could partially fill by stretching out on Dar Fatma's roof in the early spring sun, reading and watching the pigeons come sip water at the wading pool. Even in the claustrophobic first-night room (named ”Adel”) and certainly in our ”mezzanine” room, ”Lea,” up the narrow winding staircase to the next corridor of rooms and then the rooftop, there was good WiFi and a very good shower. Each room also had a writing desk equipped with convenient electrical connections for a laptop computer. Thanks to Aziza, the rooms are kept clean and well-ordered each day. From the moment one enters through the small carved from the larger one, the Dar Fatma (:house of Fatima”) reeks of North African character and charm. For all this, the price is reasonable, at least off-season: US$90 a night for a double room and breakfast. Hôtel récent avec un propriétaire très arrangeant. Ouvert depuis 1 an. Piscine de bonne taille, propre mais froide en avril. Seulement 8 chambres mais super spacieuses, très confortables, très bien décorées. L'hôtel est a 5 min du centre ville ce qui permet une vue mer époustouflante et un calme royal. Ne pas hésiter a demander comment fonctionne la TV et ne pas rater le Spa ; Imen fait de super gommage/ hammam et massage. Prix raisonnable pour des européens. Le petit déjeuner le mardi 30 avril était un peu en manque de produits ( pas de jus d'orange frais/ pas de croissants frais/ manque de fromage etc...) mais je pense qu'ils n'avaient pas été livrés. Pour nous le plus est que le petit déjeuner reste au moins jusqu'à midi ; donc pas besoin de se lever tôt !! et ça c'est rare dans les hôtels. Ne pas hésiter à demander ce dont vous avez besoin, tout le monde est très serviable et gentil. Merci pour cet agréable séjour. Continuez

We had a lovely stay, a beautiful and hugely tasteful hotel in a quiet street. The breakfast was really good, with a range of fresh savoury and sweet options, amazing mint/lime water and coffee and eggs cooked to order. I loved the style of the place, the roof terrace, and the staff were all hugely helpful.

I went there on my own and I absolutely cannot confirm the previous bad review. This place is a hidden gem. I have never lodged in a place before where it was as calm as here. I could fall asleep and wake up to the sound of the waves without being interrupted by chats or noise from other guests. I thought I was there on my own. You couldn't hear anyone, although there were other guests. Hedi welcomed me very politely and he made me feel at home from the first second of arrival. I felt very at ease and there was no wish unfulfilled. Breakfast was served cold and hot, and every day you got a different surprise of fresh fruits or hot dish, and I loved their delicious fresh orange juice and you got more if you wanted. The room was very clean and I had a fridge, an iron and ironing board in the room. A TV with European and Arabic channels as well, but clearly didn't need this. If I needed any information or recommendation, Hedi provided it. I was able to work there as well, the internet signal is fantastic, and you have connection everywhere you are. The sea view is absolutely stunning. This is definitely pure luxury and even 10 stars worth. Thank you Sidi Hedi!

So, after a long, overnight flight from the US, we arrive at the hotel to only be told that we don't have the 2 rooms that we paid for and reserved. They tried to tell us that we had canceled the reservation. Then I showed them my Agoda/ Priceline hotel vochure, which says we fully paid for the rooms. In addition, I showed them my Visa statement that showed that the room had been charged by the booking agent and paid for in full. So after this, I was expecting to be able to check in. But no. I was then told that even though I paid for the room in full, that they were having issues with Agoda, and they THEY and cancelled our room reservations and I would have to take up getting a refund for my payment with Agoda and we would have to pay for the rooms again. In addition, they only had one room left for that day, and we would have to share the room. I asked if I would have a regular double bed because I don't like sleeping on cots. They said yes. I got to the room, and it was an uncomfortable, hard cot. This hotel never contacted us to let us know that they canceled the reservation and that they no longer had my room. This was an extremely negative experience. They did try to make up for things by sending us 3 glasses of champagne and some fruit and nuts. I could not cancel my reservation with Agoda since it was past the time limit of 24 hours, so I called Visa and disputed the charge. Somehow, I am paying the price for the hotel's issues with the booking agents. So beware you may have the same problem. The breakfast buffet was below average, and the pool is not heated. The rooms are reasonably comfortable across from the beach.
