Beautiful building,very spacious. Car park at the front. Our room at the back.was small but perfectly adequate for our stay. Lovely linen,and spotless in room and bathroom. Breakfast in the dining room was very filling. Our host was very charming. A lovely 2 night stay. Highly recommend. Thank you

Location is out of city centre.Public transport is limited.They don’t have buffet breakfast.You have to order breakfast 24 hours in advance.No room service,limited staff is available.Cleanliness score is good and price is reasonable.

just returned from a two night stay at this establishment and we both agree it was an excellent find. The welcome we received from the owner was superb, the room was perfect and I have to compliment the owners of their cleanliness, the bathroom, although small but fully functional was spotless and puts some of the top hotels to shame! Very comfortable bed with quality bedding and pillows. Breakfast was excellent with decent choice for a small establishment and cooked to order, good quality filter coffee too! The owners and staff are lovely, friendly people who work hard to make your stay perfect, a great find, handy for Murrayfield stadium and a short walk or tram ride into the centre and will definitely stay there again on our next visit to the city. Excellent accommodation for a great price in an amazing location. The staff were very friendly and attentive. The two breakfasts I had were top notch catering for my veggie needs. The room had everything I needed and car parking and good wi-fi were a bonus.

The hosts were so kind and courteous, great service at breakfast and in general. Ample parking and handy location, it's close to the station or you could even walk into the city if you wanted a longer walk. Would definitely stay again.

Stayed here from the 31/08 to the 01/09. This is the 3rd time myself and my partner have stayed and have to say it is a brilliant guesthouse. Spotlessly clean with an excellent breakfast. We arrived at 1430 and checked in straight away with no issues. The room was excellent with an ensuite bathroom. Free parking in front of the hotel which is always a bonus. Edinburgh centre is approx 20 mins walk from the guesthouse and is a nice stroll up a single street. Would not hesitate to stay here again. Thank you for your hospitality

This is one of the best in Edinburgh, the owners have done it proud. Amazing staff, cleanliness and food. Everything has been taken with attention to detail, housekeeping must have OCD it’s so clean, fresh and such a pleasure to be in. The food was also taken in the same vision, everything was perfect, you can tell everything was well prepared. I’m putting them forward for Hotel of the year in Edinburgh. We stayed here for 2 nights in July.cost £200 for both nights which we thought was fantastic value. The hotel is about a 30 minute walk to princess street. The room are clean and had everything you need . The breakfast was really good with a good selection. Although breakfast on a w/e starts at 8.30 when we explained we have had a train to catch he started breakfast a little bit earlier Something which we very much appreciated. The owners were friendly and accommodating.
