"Let the picture tell you are stories, First we got into the hotel early and drop our stuff/luggage. Then, comeback again for checkin after 3 pm.. We tried to call the reception but no one answered with all strength we have to go down (lobby reception) and ask the staff to clean the room. This issue has been solved, we got a new room with sea view, thank you. I also apologize on behalf my sister if her word too harsh, to staff hotel who handling her. Thank youu."

"Location near Waterfront. We booked seaview room great view of the sea & sunset. Our room is huge with kitchenette. Bathroom is huge too but cleanliness of the room is below par. There's oily stains on the main door that were never cleaned. We stayed 4 nights, the oily stains were still there when we left. For 4 stars hotel it's a shame the hotel cannot even provide a shampoo holder in the bathroom for guests. It was very troublesome to squat down every time to get the shampoo or shower gel when we shower. Also the drainage of the bathroom needs to be fixed. It smells terribly."

"The apartment is in a great location, close to the pier, making island hopping and mangrove tours very convenient. It's also very close to Gaya Street and only about 20 minutes from the airport. Getting around is very convenient, the apartment is well-equipped, and dining and shopping are easily accessible downstairs. Check-in and check-out were also very easy, and there was no deposit required. The pool is also very nice."

"Facilities: It has everything you'd expect – hairdryer, garment steamer, fridge, microwave. We even cooked instant turkey noodles in the room, which was really convenient. The only thing was that the shower water wasn't very hot; it always felt lukewarm. Cleanliness: This is a relatively new guesthouse, so let's not nitpick too much. The cleanliness was actually quite good. Environment: Downstairs is a taxi stand (pictures attached), super convenient! 👍 It's very close to the pier, and we could even see boats sailing in and out from our room. 🚢 Service: The owner is very welcoming, always ready to answer questions, and attentive. They've put together a very detailed guide for dining, entertainment, and activities in the area. They also provide a lot of check-in information in advance, like reminders about the Gaya Street Night Market on Fridays and Saturdays, and the Sunday morning market, which was a thoughtful touch. Important tip: Don't eat at any of the restaurants downstairs from the guesthouse! They are all terrible and expensive! Just take a taxi to Gaya Street or somewhere else to eat! Finally, I want to say that things are definitely different abroad compared to back home. This is a guesthouse/apartment type of accommodation, and renting a two-bedroom unit for four or five people offers really great value for money. There's too much competition in China right now, so it's not a fair comparison. Let's look at things objectively and be a bit more understanding of each other. It's a Chinese-friendly guesthouse, and they didn't even ask for a deposit when we checked in. The weather in Kota Kinabalu was quite unpredictable during our stay. Every morning was sunny, but it would start raining punctually at 4 PM. However, sometimes there were sunsets after the rain. (The attached sea view photos were taken from my room. I forgot to take pictures of the room itself, so these scenic shots will have to do.)"

"this is the best place i have ever been to... everything is great here, location close to the sea, high floor and view from the window, there is a large balcony, air conditioning, TV, hair dryer (there is even a diffuser), iron, the room is very spacious, large comfortable bed and the most comfortable pillows in my life!! I advise everyone to visit here if you are in kota kinabalu. there is also an amazing pool and ”observation deck” on the roof, from the window and from the roof you can watch how planes land. perhaps the only negative is the lack of grocery stores nearby, you have to walk for 10 minutes. I was also pleased with the communication with the owner, he quickly answered me when I could not figure out the stove and washing machine, etc."

"Three of us stayed here. The room was incredibly spacious and very comfortable. It's a quick taxi ride to the beach. I would definitely recommend this place. The room was well-equipped with a fridge, washing machine, and a water purifier that dispenses both hot and cold water. The balcony was perfect for drying clothes. We were a bit pressed for time and didn't get a chance to use the pool. We connected with the host in advance and received a detailed check-in guide, which made the whole check-in process incredibly smooth. Getting taxis was also very convenient."

"Our room was spacious, comfortable, and spotlessly clean, offering fantastic sea and sunset views right from the window! The hotel also boasts an infinity pool on the rooftop. Spending the evening up there, feeling the gentle sea breeze and watching the sunset, was absolutely heavenly! Now THAT's what I call a true holiday! I'm already looking forward to my next trip to Kota Kinabalu and would definitely stay here again!"
