Good location, good reception. Property is not what it promotes. 3 bedroom is tiny would suit tiny children. Property is 15 plus years old "premium" is not the case.

Don't believe that you will get the room you booked! Stayed for three nights with two groups of adults and a baby. Don't expect to sleep well unless you like sleeping with street lights - only sheer blinds and no curtains on any windows. We booked and paid for 3bd ocean view spa villa with 1 X queen, 1 x king bedroom and 1 x twin single bedroom. Apparently a short walk to the beach - no one tells you that "short walk" is down two steep hills and then back up said steep hills on the return home. And unless you want on road there are flights of stairs. Also, there are stairs to the villa - approx 14 across three flights to get from garage to door - not ideal with a baby either. We got a downgraded to a 3 bedroom no spa (still with some distant ocean view mostly trees though) and 1 x king room and 1x room with two double beds and 1 X room with twin single. Traveling with two couples and a baby meant we had to decide who was unlucky enough to get the double beds instead of a queen option that we were expecting and we couldnt sleep with cot in the room easily as there were two double beds. Not expected at this price range. All of the above could have been overlooked except for the fact there are NO Curtains and NO blockout blinds on any window, and there are streetlights straight into each bedroom so it is as bright as dawn all night - bring your face mask and don't come here with children unless you want to be up all night. Not only was there no spa, there was no bath at all. Instead of a bath there were three poorly maintained showers in the bathrooms. None of the toilets were thoroughly cleaned either. I had to wipe down the lounges as they had dog hair on them and were clearly dirty. The rug was disgusting luckily I brought a baby mat. Bring everything - self sufficient means not more than one a full toilet roll on each toilet. No spray and wipe. Dish liquid and laundry detergent was provided though. Positives - beautiful architectural structure - nice linen and towels - good bedding - proximity to Hastings if you are walking well and don't need to cart a lot of stuff - full kitchen and bbq - good air-conditioning in all rooms was a huge bonus Note we raised most of these issues and apparently the villa we booked was already taken so there were no options to change. After a rude response they emailed us a $100 voucher for local restaurant, but given the price we paid for accommodation this insufficient compensation for the shortfalls here. I note there are a lot of great reviews on these properties so maybe other villas don't have these issues, but I wouldn't risk getting stuck in a room I didn't book or pay for again - Will not be returning or recommending.

Great houses on the hillside close to Hastings St. Stayed in house 16. Lovely outlook to see and garden. Have a resident possum very cute not telling where she sleeps. Only concern is the step down to the day bed verandah. Maybe needs highlighting.

I had a fantastic stay at Noosa Residences so gorgeous and convenient to shops, restaurants, and the beach. We will be back...

10/10!! If we could give it more we would!! This place is magic! And clean oh so clean! Very well equipped and perfect for a family break! It’s lovely and quiet you wouldn’t think you were 200m from Hastings Street. We can’t fault it at all and will definitely be back! We recommend pre booking any restaurants you want to go to as it’s busy!!! We are very glad we did! The management are only a call away even dropping off toilet paper on Christmas Day!

Excellent space and view. Starting to get a little worn but overall very good

The property is nothing short of outstanding. Everything is of the best quality, spotlessly clean and the views from our residence were amazing. Easy walk to the main street and beaches but when we were in our apartment it felt like we were a million miles from anywhere. Super quiet. Strongly recommend Noosa Residences.

We loved the place, just not the lounge. There we’re electric recliner chairs with zero support and according to management the guests are not allowed to use the electric recliner chairs. Having 2 children who played in the lounge area it was very uncomfortable for us. We stayed in villa number 2, just think twice if you wanted a comfortable lounge area.
