The B&B is 17 min drive away from the airport, which is perfect for a quick sleep. Does need a bit of TLC, but it's still ok. Cleanliness is not the best. Before we arrived the squirted duck down on the toilet,but then there was dust in room since last year.

A last minute booking and fairly good location outside Edinburgh by train amd short walk. Breakfast included in Price sometimes. Spacious room and shared bathroom, usual for guesthouse. Some confusion over room allocation and phone number wasn’t correct on trip site !!

Heel netjes. Zeer vriendelijk personeel. Wij bleven daar slapen om op naar Edinburgh te gaan voor de Festivals. 5 minuten lopen van het station. Kan je probleemloos van alle lekkernijen genieten in de grote stad. Goed genoeg ontbijt. Weinig bekers dus neem je eigen mok mee naar de ontbijtkamer.

Hubby took me to this wonderful hotel. Ali the manager was so helpful. He showed me around the hotel and showed me a cottage to rear of the building thats in progress. Wifi was easiest ever to connect to. I will be staying there every time i visit Scotland.

Went there for my business in Edinburgh but found this accommodation host was really friendly and you have got a lot of parking space available. You will get room cleaning daily as well but if you don’t want they will not disturb you. Free wifi and continental breakfast was included as well. Enjoyed my stay.

Great place to stay when on a business trip. Nice and quiet and hotel host is great. I stayed in one or the rooms with shower. Location is a short drive from Edinburgh with plenty or onsite parking. Break fast is basic but is included in the price.

I booked this accommodation along with two friends for one night. On arrival date was repeatedly texted to confirm time of arrival whilst still travelling, despite confirming we would be there between 1700-1800. On arrival at the guest house there were no staff present, the room keys were left on the reception desk and the front door was propped open. As a female I immediately felt unsafe. The hotel was fully booked and myself and two male friends were upstairs in rooms with no ensuite, there were six rooms on the floor sharing one bathroom with WC, making the WC engaged if a guest was having a shower. No staff visible for any help. I left the premises and my two male colleagues stayed. Breakfast consisted of coffee machines, cereal bars and fruit to help yourself still no staff prresent. This is a non refundable booking. I gave it one star as there was no option for zero stars.

This is one to avoid ! We booked to stay here because it wasn’t far from Edinburgh. Nothing good about our stay . Unsecure building with evidence of break ins . The door to our room had recently been broken into as there was a badly fitted new lock in place . The room was ok but the bed linen was not clean . The breakfast was rubbish and the manager was a disgrace . Worst guest house that I have ever been to

The toilet was out of use and we had to flush using the kettle. We texted and gave chances to have it fixed but it was not. Wi-fi did not work, there was a stain on the sheet and towels had a brownish stain. We had an event close by and chose here for its location.We could not stay there the 2 nd night and booked into a wetherspoons. Definitely wouldn't stay here again

I recently visited this guest house with my partner worst experience of my life riddled with damp rude attitude from the owner and to top it off the guest house was infested with rats I was absolutely horrified left straight away and this has been reported I would avoid at all cost!!!

I booked this place well in advance. I rode all the way from Nottingham (250) on a motorcycle and was enjoying a well earned coffee at South Queensferry when I received a text message from this place. A couple of hours prior to checking in time they cancelled my room because the previous guest had pulled the toilet away from the wall! I replied to the message several times to request assistance to find an alternative. No reply at all. I eventually found other accommodation after wasting most of my first days holiday doing so. The customer service is appalling, no real apology and if they have the sort of clientele who cause damage like that, I’m sure it’s not the sort of place anyone with any sense would want to stay anyway. Thanks for nothing & try to work on your customer service.
