Honestly, the only positive I can say about this hotel is that it's clean, but the facilities are definitely outdated. Pros:
Excellent location, right above the R&F mall. Kitchen is complete with adequate kitchenware. Comfortable stay for a 1-bedroom apartment. Felt very cosy (attached photo). Easy enough to check in and out following whatsapp directions for the mailbox. Customer service was responsive with my questions. Also the price for 1 night was excellent at only about $61 SGD, and this seems to be the cheapest among all 1 bedroom offerings on Trip.com for R&F Princess Cove.
Cons:
On a minor note, air-conditioner in the living room was a bit loud (some noise) but otherwise worked fine. I did not use the oven in the kitchen but there was a sign saying it was not to be used. The most unfortunate part of the stay was small bugs/cockroaches in the kitchen/toilet area, I otherwise would have given it a 10/10 for my stay there. I don't believe it is a hygiene issue though as the rooms were observed to be clean, not sure where the bugs are coming from but there is spray provided.DariRM133

My husband and I stayed at level 26 Tower 1 of the hotel for two nights. It seemed that our room had been renovated since our last visit in April 2026. The furniture and mattress were new, and the new wardrobe had been relocated next to the bed instead of being behind the room entrance. The dressing table was smaller than before, but we didn't mind the minor changes. Overall, the room was clean, comfortable, and well maintained.
The hotel staff were polite, friendly, and cleaned our room promptly each day.
The only downside was that the guests in the adjoining room returned around 3:00 a.m. and were making a lot of noise. As there was a connecting door between the rooms, we could hear them quite clearly, which unfortunately interrupted our sleep. The soundproofing between the connecting rooms could be improved to minimise noise disturbances and provide a better night's rest.DariRM179

Whenever I come to Johor Bahru, I usually stay here, and honestly, I've always thought it was pretty good. But this time, I was disgusted. There was a hair on the towel under the sink... you can imagine the rest. The hotel needs to keep up with the times, not go backward. They never used to ask for a deposit, but now they do? What kind of hotel still charges a deposit these days? The facilities are also really old and need upgrading. Is it that hard to provide a handheld showerhead? And why do they insist on using those tiny, hard-to-open sachets for shower gel and shampoo? It wouldn't cost much to change, but it's such an inconvenience for guests!DariRM259

it was a good stay, checked in super late and the process still smooth. The room facing the sea opposite Singapore. Hungry strikes at 4am and still gets to order food. The food was superb, I’ve tried the carbonara and curly fries and let me tell you the carbonara tasted so good that I’m scared I will crave for it later later, however it was soaked with oil maybe lessen the oil will do. The receptionist was helpful and friendly, and the room was exceptionally clean. I’m quite sensitive to dust and usually get sinus issues the next day if a place isn’t clean. This property's location is one of its strongest selling points, with a plethora of dining options nearby and KSL just a short walk away. The unit itself is clean and well-maintained, with fresh linens, towels, and pillows.
Unfortunately, our stay was not without its issues. The unit's high floor did not translate to impressive views, as they were blocked by neighboring units.
The bathrooms, particularly the master bedroom, had a noticeable sewage smell that lingered even with the door closed. The water heater was also problematic, leaking and producing loud noises when in use. Other issues included a faulty toilet door lock in the master bedroom and poor water flow on the toilet flooring, resulting in water accumulation. The shower form provided is labelled as dishwasher.
To top it off, the cups provided were dirty and stained. Despite these issues, the stay would have been enjoyable if not for these problems.DariRM112
