Booked this hotel for two nights.
+ location (about 10 min from Termini and about 20-25 min from Colosseo on foot)
+ nice service and administrators
- not very clean (found an ant under the blanket, but didn't ask receptionist to change bed linen, because it was very late and I was incredibly exhausted)
- only rain shower in the small shower stall, and firsly you had to wait under cold water for it to become warm
- the window shutters were broken

First impressions of the area were not positive which turned out to be misleading. It looks a bit run down but is improving. 5 minutes from Piazza Vittorio Emanuele II in Esquilino. Friendly, informative staff. Comfortable, clean room with effective air conditioning which certainly was needed. Good location with easy access to the sights around the Colosseum, good bars and the best gelato parlour I've been to.

Don't book breakfast with this hotel. They lie about it, when you arrive they say they don't really have breakfast in the hotel, what they have is an arrangement with a nearby cafe that gives you a good discount. And Esquilino area is not very pleasant. Reception closes at around 8pm and you are on your own till the next morning. One night we found the hotel door unlocked... how is that for safety?? Both receptionists are rude, especialy the blonde one named Nicole. Our shower cabin leaked water and caused a small flood in the wc's floor every time we used it. We will never be back again.

Hotel in a strategic position, we had a family weekend and had access to excellent transport and restaurants within walking distance. The kindness, courtesy and availability of Mrs. Alba are incomparable, we will certainly return to Rome and we will certainly return to the Hotel Caracciolo without any doubt.
