My husband and I booked a last minute stay over the Easter bank holiday weekend. The guest house itself is in a really good location, with fantastic views of the beach/sea, and only a 10 minute walk to the town centre area or peasholm park. There is parking outside the hotel and around the surrounding areas, and despite visiting on a bank holiday weekend there was ample parking available close to the guest house. The guest house is furnished with good quality fixtures and fittings. Our bedroom (room 6) was beautifully decorated, small but very comfortable and very clean. We paid for breakfast and we were not disappointed. We found the breakfast items to be of great quality, both the hot & cold items. Staff were also really friendly. Overall a very good guest house that we would be happy to recommend.

First time at this hotel, the view from the room was stunning, large spacious room, comfy bed very clean. Extremely friendly staff. Would recommend highly to anyone visiting Scarborough

Sadly had three rooms due to some issues reguardless how clean they were and a smell coming from the bathroom, third room was ok and had a nice view over looking the sea and Scarborough harbour, pool and spa a nice touch and the staff were all friendly plenty of choice on the menu for food, just needs to address a few issues to make this worthy of it's 4 star rating and that to me should be considered luxury where as this felt more just above average but not luxury 3.5 / 5 location amazing staff amazing let down by the fire alarm going off which steam was to blame air vents were dirty this needs looking at, house keeping need to work more alongside maintenance to ensure issues are addressed. Safe in second room was broken but maintenance did sort this and were very friendly, reception and spa staff all excellent, can't comment on the food but had plenty of choice and had we not made plans we would of considered the curry night the hotel had on. Over all 3.5 / 5

We were ready to check in when we arrived, there was a small queue but they immediately opened another desk and we were taken across and had to wait no longer than a minute. Friendly staff. A porter was distributing fans to each room, lovely We booked a double room with on Windows,but unexpectedly there was a small window in the room. The room was clean, but there was still dust in some places. It's a lovely building with a lot of character, slept well. I would stay again if visiting Scarborough for a night.

The room was freezing but service was good
