Viva Guest House

Fantastic guest house. Friendly people, spacious comfortable rooms which were absolutely spotless. Well equipped bathroom and homely communal areas. It was too wet to use the garden but it looked very welcoming. Fantastic breakfast - well cooked, great choice and, well, everything was perfect.

Very professional greeting on arrival, very friendly as well, not an easy balance to achieve but done very well. Absolutely spotless, great service, very friendly, excellent location. Loved all the little touches around the hotel. The hotel is located in a quite part of Clacton, so perfect for wife and I. If you do arrive early there is plenty of parking at the bottom of St Pauls road on Marine Parade E, more than long enough to last until check in. The room had everything that was required, plus nice little extras, Chilled water, Biscuits, plenty of tea coffee and milk, a couple of sweets. Lovely breakfast, with lots of choice available. Kirk is a great host, lots of advice about the area and recommendations of where to eat, very good company over breakfast as well. Special thanks for getting up early on our last day and providing an early breakfast, it was much appreciated!

We love this guest house. Recently had our second stay and it was absolutely brilliant. Everything within the property is perfect, beautifully decorated and spotless. It is is a perfect location, far enough away from the busy areas but close enough for a comfortable short walk. Breakfast is excellent and my picky eating needs were met with no problem at all. Kirk is the best host that you will find, very knowledgeable about the area and always with recommendations, and we have some great laughs. We will no doubt be returning next year.
