The hotel location is okay, situated nearby within walking distance to Beijing Pedestrian Road and also the Beijing Lu train station. The hotel room was small and look old but bed is quite comfortable to sleep on. Breakfast is acceptable with varied choices of noodle, porridge, vege, egg and surprisingly dumplings! Overall is an average hotel !

Dingy, smelly hotel.
The bed was rock hard, and caused me to get no sleep for the two nights, I would have been just as comfortable sleeping in the road…
There was blood on the fresh bedsheets, and the whole place was generally very run down and dirty.
The WiFi didn’t work for the first night, despite reception coming up to have a look.
My sink also clogged.
The hallways floor has buckled all over, and people sit in their rooms with the doors wide open talking loudly, and smoking in the hallways and elevator.
After 10pm on the second night, someone started knocking on my door and speaking in Chinese. It was the receptionist, but it appeared they got the wrong room. This was quite scary as I was in bed, and already felt unsafe in the hotel.
I requested a refund from trip so that I could book a room elsewhere, the hotel rejected this. They then eventually agreed to refund me for the final night, but they did this at 2.30pm, with a fine for each hour that passed that I hadn’t checked out. I was already out for the day at this point, and so the fines would have wiped out any refund.

Walk to nearest Metro of Beijing Road about 10 mins. Surrounded by local school and old neighbourhood and local eatery. Pleasant clean room, spacious.

During canton fair in guangzhou for such a reasonable price, it's ok! Breakfast was horrible! Room was big enough, receptionists are good and helpful. For such a price, not that bad!
