The spacious rooms in this quiet guesthouse overlook an attractive garden are very comfortable and the WiFi works too. The bathroom is huge by Thai standards but, like the breakfast area, needs some uplift (hole in ceiling and floor nats, signs of active termites.) Steps are steep so the elderly or wheelchair users might have problems. The guesthouse has a beautiful terrace giving on to the river and parking is easy as well.

My wife and I spent a night here in our honeymoon trip in Thailand. The place is lovely and full of character with a fantastic location by the river. However, the place could use some TLC as some parts were looking a bit rundown. If the owners were willing to put some maintenance on this property, they would have a real gem on their hands, but because they don't, its probably why it is so affordable.

Quiet and away from Pai's bustle but near enough for forays into Walking Street area and/or other.

Nice location at the river with comfortable rooms. However the building is lacking maintenance on lots of places and because of that it’s sometimes very dangerous (rotten balustrades, open 220v connections in the shower). The breakfast is very basic. Owners are friendly and the location is close to the night bazar.

Greetings , i would glad to recommend of Baantawan boutique guesthouse in Pai First the owners are open-heart people, hospitality at the higher level. The place is full of natural around, located 3 min walk from the walking street and the night market . Sits on the river side with great view and quiet atmosphere The room was big and comfortable for a couple The bed , pillows and mattress were clean and comfortable as well We spend 10 days with them and had a wonderful time. The boutique guesthouse supplies the guests with clean towels and water bottles every day Cleaning service is included you only need to ask in the office. Breakfast is served in the morning for extra charge. Quiet and simple, excellent value for money

The property has had its troubles. Much to be expected because of shutdowns. Overall it was a good experience, close to city centre and walking street. The staff very accommodating, helpful and friendly. The ride to bus station saved us money as well.
