this building was in a good position in the city, just opposite convention centre. Good service & very comfortable bed, but lounges & bathroom were old & in need of a makeover. basic toiletries were supplied & clean towels daily even though I left them hanging to reuse. the suite had 2 small double bedrooms, with 1 bedroom totally internal with no windows. It would be quite crowded if 4 adults were there.

What an absolute delight my stay at Franklin Apartments was! From the moment I arrived, the friendly and attentive staff made me feel right at home with their warm smiles and eagerness to ensure a wonderful experience. The apartments themselves were spacious, modern sanctuaries perfect for revitalizing after action-packed days exploring Adelaide's top sights and scenes, all just steps away. The prime CBD location truly can't be beaten – I was able to walk everywhere from the iconic Adelaide Oval to the buzzing Rundle Mall with ease. But it was the stellar service from the outstanding staff that made my stay so incredibly memorable. Their fantastic local tips and recommendations allowed me to discover the city's best-kept secrets like a seasoned local. If you're looking for the whole package of comfort, convenience and impeccable hospitality right in Adelaide's vibrant heart, Franklin Apartments is an absolute must. I can't wait to return to this gem of a place!

March 2024 Here is a list of issues you may have to deal with: 1. Lights are weirdly wired. You can’t turn on the bathroom lights without having the rest of the lights on. This is problematic when one is sharing the apartment and one needs to go to the toilet in the middle of the night. Other guests staying at the apartments had the same issue. 2. It is stated that the apartment has Netflix but it does not work. When I mentioned it to the marketing girl she said she would have it looked at but no one came to the apartment to repair the problem. Again, other guests staying in the apartments had the same issue. 3. When we arrived on the 13th, there was only one tea bag instead of 2. I was sharing the room with my husband, that is not thoughtful, obviously we would have needed 2 teabags. 4. We stayed 5 nights and only had the room serviced once. I had left the tag to service the room but it was only done once. 5. On the Saturday our room was finally serviced but they did not replenish the toilet paper and we were left with none which meant we had to purchase toilet paper as there was no one in reception. If conveniences and service isn't important to you then by all means stay here. The apartments are just off the main road that have lots of great cafes and restaurants. The apartments are brand new, fresh, clean and modern. The staff are helpful and listen to concerns you may have. Read less Tip: An apt description for this place is Location, Location, Location. The apartments are brand new so they are clean, fresh & modern.

Very professional staff with a great product. I had no issues with anything. My room was well equipped, spacious and more important clean. As I travel on business I like a cup of tea in my room. Couldn’t find any teabags even though there was milk in the fridge. I would have appreciated a cold bottle of water supplied in the fridge.

What a remarkable find in a town with a high number of motels to choose from! From the outset the deciding factor to stay here was simple: the heated indoor pool - 5 stars for this alone after some 2 weeks on the road. The added bonus was a finding this gem in Mt Gambier - easy booking system, lovely welcoming staff member, a very comfortable 2 bedroom unit, the most comfortable beds we had slept in, a noise-free night and within a few minutes walk, a great Australian pub - “The South Eastern” offering fantastic food. A fantastic experience all at a modest price!!!

The room and hotel were lovely. Reception staff were great and coffees from the bistro were well made and tasty. I only had a very quick overnight visit to Adelaide, and really only used the hotel as a place to sleep. Bed was comfortable and room was large. I believe that public transport is nearby, but did not use it or have any chance to explore the immediate area. As far as I know the bistro/coffee shop is the only added feature the property offers.

We stayed in a self-contained apartment that was clean, spacious and comfortable. There were plenty of eating options nearby and also supermarkets within walking distance. We were surprised on arrival that there was no on-site parking available (we weren't given an option to book it or told it was required), but there was an off-site option provided a short distance away

I’m so obsessed with this place, it honestly has got to be my favourite motel that I’ve ever stayed at. From the beginning the underground car park is a little confusing to find as it’s off a little side street with two little garage doors (not the hotels fault) it’s just the way the streets are. But when you walk out of those lifts into the lobby you’ll be blown away by just how modern and brand new it all is. We got a upgrade upon check in which was so nice and when we walked through the door my first words were “oh my gosh, this is beautiful” literally everything is so brand new, carpets are still so fluffy to walk on, everything was so clean, not even a speck of dust anywhere. Bed was comfortable, tv in living area and also in the bedroom was nice, I didn’t use them as I only stayed for 1 night but the dishwasher and washing machine would come in handy to so many families staying for a bit longer. And to top it off I didn’t hear a single thing from anyone else staying in the motel during the night. 100% will stay again and I reckon this has to be THE best accommodation in the whole of Adelaide

Super clean,conveniently located and fantastic view and ambience private space a few metres to to the waterfront.  Everything you absolutely require in a holiday accomodation  Bed was comfortable and a pull out sofa couch made it so comfy to watch movies and have a view of the waterfront. Will definitely book here again without a doubt

Easy check in and parking available. The rooms were big. The windows and carpet need a deep clean but the location is great and exactly what we needed for our overnight stay. The shower in the main bathroom however is not accessibility friendly as you need to step into a high bathtub with no handrail for support.
