This place is awesome!! I can feel that a lot of thought has been put in when they came up with services/things the hotel guests might like to have eg extensively long hrs for public bath, free ramen for supper, free icecream after bath, free yakult kinda drink for morning, massage chair, manga comic books to read, free dessert and water in fridge in room ….and the hotel is close to merikan park as well as train station! Absolutely loved my stay!

This onsen was pure bliss. The hot spring water was so relaxing, the scenery was stunning, and everything was super clean. I felt completely refreshed afterward. One of the best experiences I’ve had in Japan — highly recommended!
First time staying at a Dormy hotel inn and super impressed with the level of hospitality for the price!
1. Public onsen and sauna are available on the top floor. Gender segregated with both indoor and outdoor (rotenburo) sections and the usual amenities. Only the sauna is closed overnight, the onsen remains open. Washing machine and dryer are available on 12F too. The washing machine is free, the dryer is not.
2. Free refreshment once you're done with your onsen. Ice cream at night and probiotic drink in the morning.
3. Free serving of ramen (yonakisoba) at night from 21:30-23:00. Head over to the restaurant at 2F.
4. Breakfast buffet is available and it was honestly quite decent for the price.
Would stay at Dormy again if I return to Japan 😊
Location is good. Room is quite new. However, we are located on the 1st floor and directly on 2nd floor is the breakfast dining area. Hence, we were woke up around 5.30am by staff footsteps above, setting up the breakfast. Wall is very thin. We were unwell after eating the dinner sashimi that night. We chose the last dinner slot at 6.30pm. Both had diarrhoea, vomit and fever.

Beautiful hotel with top notch and warm service staff. Dinner and breakfast was good not to mention the fantastic onsen experience which was the main reason we came here. Last but not least, one of the staff personal noticed that I wasn’t feeling well and offered to me some painkillers. Overall, great and memorable experience!
Had a lovely stay here. The onsen was excellent and very relaxing, and the ryokan room was spacious, clean, and comfortable. The staff were incredibly friendly and helpful, making the stay even more pleasant. Breakfast was delicious and nicely presented.
The location is probably 10 mins walking distance from the train station and the popular public onsen area, but the free shuttle service made getting around very convenient. Overall, a great experience and definitely worth staying, will definitely come back again!

it was a nice stay but the room was quite old. the reason i stayed in this hotel was because the gym but apparently not everyone can use it and i think this is something that should be told prior of booking.

GGuest UserNice, modern and new hotel in Kinosaki onsen with great hospitality from the hotel owner and his staff. I was welcomed by the owner at the door when I arrived, and they even prepared a beautiful greeting card on my arrival. Welcome drink was provided and the owner recommended good restaurants and provided the USP of each onsen in Kinosaki. The room is spacious, clean and new! I especially like the Japanese style of the hotel. Yutaka and 1-day onsen pass were provided for my stay. As the next day I had to move to another hotel, the owner very kindly helped me to transport my luggage to another hotel near the JR station.
Overall, excellent stay, excellent people and excellent breakfast! :)
Would love to visit Kinosaki onsen again and stay with Utsuroi Tsuchiya.
GGuest UserIt is a wonderful hotel, a peaceful place to relax and enjoy the beauty of the nature, onsens and exclusively excellent Kaisai dinner.
You can book two private onsens per 1 day (e.g. one in the evening and 1 in the morning) and also 1 private stay in sauna. You can spend time together with your couple.
Public onsens are almost free all the time, so you can enjoy them either.
We really loved our stay, the hospitality of all staff and free transfer provided. I have looked through many hotels, but this was the best with quality price ratio.
DDaria GrWe stayed at the hotel in October 2024. We took two rooms for two.
Pros:
1. Magnificent rooms in the style of a classic ryokan: everything is very beautiful, authentic, lots of small details, notes and tips for guests, interesting trinkets in the room. We had beds, not futons, but this is not a minus - the beds are very comfortable. The view from the room (3rd floor) is of the mountains. The cleanliness is perfect, the room has everything that should be in a classic ryokan room: from tatami to a low table for relaxing.
2. Incomparable kaiseki dinner. Excellent sukiyaki breakfast (you cook it yourself).
3. The most beautiful interiors of the hotel, it is interesting to walk around it, exploring it from the inside. The hotel is beautiful from the outside too.
4. You can smoke in the rooms (we did not do this, and the rooms are not smoked at all). There is a smoking room at the entrance to the hotel.
5. Wonderful staff. All requests and complaints are satisfied within minutes. They speak English poorly, but it's not a problem, we communicated through a translator. The guys are cool, cheerful. Quick check-in, a bunch of reminders about where and when to come / what and how to do correctly.
6. There is a private onsen (we did not use it).
7. They give a free pass to 7 public onsen. They give discounts on souvenirs.
8. They give excellent yukatas for onsen, for women - they will give beautiful ones, the choice is huge.
Nuances:
1. The only downside of the hotel is the distance from the center of Kinosaki (15-20 minutes walk through not very beautiful places). But! There is a free transfer from the hotel to the city center, plus there is a transfer station-hotel-station. And the walk from the hotel to the center of Kinosaki did not bother us much.
2. This is not a business hotel, so there is no washing machine, iron or shower in the room. The shower (and in fact - onsen) is shared on the minus first floor - separate for men and women.
GGuest UserI'm fairly certain this hotel used to be the Daiwa Royal Hotel. I've stayed here many times before, even under its previous name, but this was my first visit since the rebranding. Considering the high price, the amenities provided were quite basic. On a positive note, the complimentary drinks and snacks were a nice touch.
The most significant disappointment was the 50-minute wait for breakfast. Had this not been an issue, my stay would have been far more satisfactory. During peak times, such as the busy summer holiday season, I strongly suggest they consider expanding the breakfast area or increasing its capacity. Despite the wait, the breakfast itself was absolutely fantastic. Unfortunately, this lengthy delay significantly impacted our sightseeing plans for the day.
GGuest UserFood quality and choices are fantastic. Staff service is very good and can communicate well in English. One minor drawback is that the spa pool is too small for too many hotel guests. I am disappointed that there is no spa pool outdoor.

They provided us with yukatas and passes to access the public baths, also had 3 private onsens on site.
Friendly staff, lots of food included in the dinner and breakfast which they serve in your room and set up/pack up your bedding, with option for continental breakfast on our 2nd day instead of japanese style.
Quiet, clean and futon bed was surprisingly comfortable.
It’s about 8min walk from the train station which was fine for us but there’s a bus shuttle option right outside the station, and the hotel also offer bag drop off for a small fee when you leave so you don’t need to carry them.
It’s close to the ropeway that you can ride up for nice views. Also right near the best public onsen in our opinion. (Be sure to check the onsen hours we missed out on one and note 2 are currently closed for renovations).
A few things worth noting - breakfast is served early, you can pick 8 or 8.30am. If you are sensitive to light, it’s not completely dark when sleeping, sun comes through the windows as it has the traditional paper screen style. Also there in not a shower in your room, you need to use the onsen showers (either the private ones on site which you can’t book so can’t guarantee availability but both times we wanted to use them we were able to, or at the public onsens.)
Overall we would recommend staying here to treat yourself to some peaceful rest and relaxation.

It was a wonderful walk from the station to the hotel, and we were greeted with the utmost courtesy, explained everything, and shown around. We were shown to our room and given instructions. We booked a traditional room with futons, and the view from the window was simply stunning. The onsen includes two hot springs, a comfortable changing area with massage chairs, a sauna, and a cold plunge pool. They give free passes to seven public baths in the village. There's a shuttle that takes you to various walking spots. The prices are reasonable. The breakfast buffet was wonderful. We were very satisfied and would love to come back!
GGuest UserMiya took care of us so well. He kneeled the entire time while serving us tea and talking with us. He drove us to the station and even went above and beyond to help with our luggage and take pictures for us.
1. Wonderful staff — especially Miya.
2. Colored yukata are free, and the onsen pass is also included. They provide separate yukata for sleeping and for wearing around the hotel/onsen town.
3. Around 6 PM, the staff comes to set up your futon for you. They also bring an ice-cold pitcher of water to your room.
4. They have 2 onsens (one on the 1st floor and one on the 2nd floor). The men’s and women’s baths alternate depending on the time.
5. They offer a shuttle service to the furthest onsen and to the station — just let them know what time you’d like to go.
6. The breakfast is THE BEST! There’s so much food and variety, and everything is very clean and fresh.
7. They give you a pamphlet to collect stamps, and once completed, you receive a souvenir afterward (a pair of wooden chopsticks).
8. They also have fancy hair dryers here (Dyson, ReFa, etc.).
The onsen town experience itself was amazing, but honestly, it’s the service and hospitality at the hotel that will make me want to come back again someday.
Thank you all the staff. Staying in such a beautiful place surrounded by breathtaking views and genuinely kind people has been such a memorable experience.
HHiro771024This hotel is super convenient, just a 5-minute walk from Motomachi Station on the JR line in central Kobe. They even have a natural hot spring bath, free ice cream, Yakult, and ramen for a late-night snack! However, because it's so popular and there are a lot of guests, you often have to queue for breakfast. On a few days, if we went a bit later, there were no seats left, and we missed out on breakfast entirely.

Even though the hotel is very old (you can feel it in places), it's very clean and cozy.
The koi on the terrace are a bit of a mixed bag:
The koi are beautiful, but they look scared and have very little space. I didn't get any aesthetic pleasure from them – I was more worried.
Pros:
- Amazing service
- Very atmospheric room
- Fantastic kaiseki dinner
- Good breakfast
- A pass is provided for all local onsens (you'll need to pay a symbolic 400 yen per visit to the onsens, but there are no restrictions on how many onsens you can visit, and you can even visit them for a couple of hours after check-out).
Cons:
- No smoking in the room or on the room's terrace (this is probably because their Gonzaemon hotel, where you *could* smoke, burned down nearby).
- The air conditioner only heats the main room; the other rooms (hallway, bathroom, toilet) are very cold.
- The hot tub is very small (it's photographed in a way that makes it look bigger).
- The convenience store (combini) is very far away.
- There are shared hot springs and a private bath in the adjacent building (you need to book in advance, and the last entry is at 11 PM).
- The yukatas are rather simple compared to other local ryokans.
