Convenient location in the heart of Hk although building was quite run down and slightly dodgy. Room is small for 3 pax and smelt a bit funky although it was generally clean. Only saw 1 cockroach in 3 days. Might want to bring mosquito repellant. Basic amenities available as well

We love the location very accessible to bus, MRT station and to the shopping areas. Very clean and the owner Mr. Michael is very accommodating friendly.

Very responsible and nice place will visit again mother and daugther tandem. location is good near mtr station and many walking distance stores.

6 minutes walk to nearest MRT. Plenty of eateries nearby.

Place was rather clean, comfortable and restful. But building was a little shabby. Over still worth the stay for the price and convenience.

The room is very tiny. I went in fully expecting it to be small but was still surprised and disappointed that it was so tiny. If you’re claustrophobic like me, I’d suggest you to book another place as I could not bring myself to use the shower in the guesthouse (so for 3 days I walked to a nearby gym to shower everyday). However I’d give praise for the cleanliness of the place. The service by the host was also very prompt and allowed us early check in.

The blanket is so smelly and the bed sheet didn’t change so obviously got fresh stains on it,, even my blanket didn’t wash whole years also wont smelly like that,so so so smelly like my brother shoes,and the toilet maybe so old already so like this but the price match the toilet

Disappointing Experience with Unwanted Roommate I recently stayed in room 10 and was disappointed to find a baby cockroach crawling on the bedframe. Unfortunately, when I turned on the lights to take a picture as evidence, it quickly scurried underneath the bed, making it impossible to capture proof. I attempted to contact the host that night to request a room change, but understandably, it was past midnight and they didn't respond. I want to give the host the benefit of the doubt regarding the timing. What concerned me was when I mentioned the incident to the host later, they claimed to have done a deep clean and saw no cockroaches. While I appreciate their efforts, the presence of a baby cockroach suggests there may be a larger issue, potentially stemming from pipes or air ducts. This discovery has left me worried about the overall cleanliness and potential for future infestations. While the host claims they saw no cockroaches, my experience was marred by this unsettling encounter. I hope the host takes this feedback seriously and addresses the root cause to ensure future guests have a comfortable and pest-free stay. Would suggest to book with caution, sleeping knowing there are cockroaches in the room is definitely not fun.

Room is small but all is completed..owner response fast..just the water heated pump is small, overall ok, convenient location

The room and bathroom was very clean, just like other Hong kong hotels the rooms are small, host was very helpful.its 5 min walk to jordan mrt station.Some construction work is going on in the building but at night it was quite. Had a wonderful stay.

Wow, we are SO lucky we came across Yulam Guesthouse. We had booked 3 nights at another accommodation, only to find the room was awful. Last minute, we messaged staff at Yulam who confirmed they had a room for us and gave us simple instructions to get Into the room. Self check in and check out was super easy! The room itself was so clean and comfortable. It came with everything you'd need and a great aircon. Modern feel, it must be recently updated. Thank you so much for an incredible stay!

Tiny but cozy. The room is smaller than you can imagine. But it is very clean, smells clean. Bed is clean and comfortable. Good for backpackers. Will come again.
