It might have been rated a 3star establishment back in it's day, but I strongly suspect since they had their rating they let anything that goes wrong stay wrong. Whilst our room that we stayed in for a week was large and clean, the hairdryer didn't work, curtains were falling down and had stains along with the carpets and couch also being badly stained, The wardrobe doors didn't close, the two single beds pushed together had no headboard and the double sheet on the bed wasn't wide enough to cover the 2 single beds. The beds were comfortable enough though. On the 1st night a window was smashed on the landing stairway. It took them 3 days to clear up the glass on carpeted floor and window sill. I'm not sure what makes a hotel, a hotel, but as I can only think it's 24hour Reception then that's how they get by as there was no kitchen, bar or any other 'facility'. In the 7 night stay they only do housekeeping once (though if we'd have asked for extra I'm sure they would have obliged'. They took away our large bath sheets on that one clean and were replaced with small bath towels. We had hung them up so I thought that was meant to mean we didn't need them replaced. I did ask reception if they could provide any of the large ones but they'd gone to the cleaners. The location is very good, close to seafront and bus routes. The staff we did encounter at Reception were friendly and helpful which is why I still rate it 3 out of 5. The area is very expensive and this was a reasonable price for it's location. having said all the above if I need a place to stay for less than £90 a night I would book again.

We chose this hotel for our trip to Brighton as we were getting married and wanted a 'room with a view'. From the time we got there we were made very welcome. The facilities were very clean and comfortable and breakfast was spot on. The location was perfect too, would definitely stay again

Sea Spray Brighton is a cute little boutique B&B located just off Marine Parade in Brighton. The location is a short 9 minute way to Brighton Palace Pier and just a few minutes from Brighton Seafront. The hotel is a 28 minute walk from Brighton Train station or there are several bus options that take around 20-24 minutes to get there. There is a bit of a hill up from Brighton Palace Pier so if you have luggage I would opt for the 13 minute taxi ride to their hotel. You can see both the pier and the ocean from the front entrance of the property and it’s opposite a nice little green space so it doesn’t feel to boxed in. The staff were friendly and welcoming when I arrived and advised my room was located on the 2nd floor and they use names of places instead of hotel room numbers. They explained the front door had two doors to access the property in the evening so you can be confident about security. My room had a decent sized and comfortable bed with great pillows. The rooms temperate was a comfortable but slightly too warm if you are wearing a jumper inside. There is a nice little box window area with an arm chair for reading and having a cup of tea but sadly my view was just of the back of the hotel. The bathroom is modern and a decent size with plenty of liquid soap, shampoo and body wash and a radiator to hang your towels. The toilet paper was reasonable enough as often this is one area that a property might cut corners. One item of feedback there was a complementary bottle of water in the room I would advise using bottle water for your teeth and the kettle as the local water has a particular taste to it… The only issue I had with my room was when I had a shower in the morning the temperature of the shower was either scolding hot or boiling… I managed to have a quick shower with some mild discomfort and went about my day. When I checked out they were apologetic and asked if there was anything they could do and offered me some breakfast items, I declined but outside of this issue the water pressure was nice. The room had a decent enough Samsung LCD TV, writing desk and kettle with tea, coffee and biscuits and the chair was comfortable if you need to do some work. One minor annoyance was that there wasn’t enough power points without having to unplug lamps etc… So overall had a comfortable stay and the property is reasonably priced at around €100-120 a night depending on what service you use to book it. If you book direct with the property at the slightly higher from €122 a night you get a free breakfast. I would consider staying here again if I was visiting Brighton as I had a peaceful nights sleep.

This was my second stay, the first with my granddaughter aged 2 and 10 months. Everything was perfect, I couldn't have asked for more. Everyone was just so friendly and we had a wonderful time. We felt like part of the family and were very much ”at home” staying at the Beach Front. A big thank you from myself and Isabel for making us feel so welcome.

The owner Tristan very welcoming and helpful. Our bedroom and shower room were clean and very well equipped – the chocolate on the towel was a nice touch. Great selection of hot and cold drinks. Comfortable bed, pillows and sheets. Room serviced daily if desired. TV worked with 1 click! Very good wi-fi. The history of the building in the welcome pack was very interesting and explained the sloping floors. Parking permits covering 4pm to 11am were very useful, we used Priory Car Park overnight and switched to Priory Meadows during the day (10 hours for £6.50 by credit card – Priory was £5.50 for 5 hours using Ringo). Bedside light bulb didn’t work – replaced in 2 minutes. The entry system for access to the building was really good – fob/button for inner door and additional front door key for late use. There was also a well stocked library on the landing which thrilled my wife! Highly recommended – we’re looking forward to our visit next year.

Fantastic stay! Highly recommend. My partner and I stayed for a night. Arrived rather late and the staff were still up waiting for us. Acknowledged us by name and showed us up to our sea-facing room. Clean, well furnished, minimalist modern and spacious feel. Woke up to a fantastic unblocked sea view in our large window. Breakfast was available to all in the kitchen/ pantry from 7.30-10 with a more than decadent spread of your staples, hot fresh brewed tea and coffee. Minor drawback was the slightly longer walking distance from the city (about 15mins), no toothbrush available, and had I not read up online ahead of time, I’d never be able to find the place as there is (as many others have also mentioned) no clear sign that says “The Halcyon”. So to anyone to follow in our steps, this is honestly a beautiful place to stay. Excellent value for money away from the noise of the town centre, wonderful hospitable staff for a lovely guest experience, delightful & scrumptious brekkie, cosy and clean modernistic rooms & gorgeous views to wake up to. No hassle checking in or out. Just be mindful to look out for the big words that says “HOTEL” and you’re very likely at the right spot. (Checkout photos 1&2) Walk in without fear and be greeted by warm smiles and a fantastic experience all around.

Very comfortable bedroom. Well dressed comfy bed. Really good shower pressure, nice fluffy towels. Quiet within the hotel, some outside noise but to be expected for the location at the seaside. Easy parking for us at the weekend. Very nice included breakfast. Delicious full English but I think other stuff is available. Lovely owner and staff. Dining room a treat. Very hard to fault this place. One small gripe seeing as nowhere can ever be 100%, the room was far too warm for us. For others maybe a bonus point. Overall if ever we are back in Hastings I'd like to stay here again. Lovely Italian restaurant within 50 yards and lots of antique/ vintage shops nearby. 20 yards from the promenade.

My wife and I have just spent the most fabulous weekend in Rye, staying at Saltcote Place. There are many superlatives which can be used, but the one we have decided is simply fantastic, From being met at the front of this magnificent Grade 2 listed building, which is also the hosts home, you are treated as someone special. A complementary glass of wine, which was very nice indeed, and Paul spends as long as necessary finding out your likes and dislikes concerning breakfast. We stayed in the Royal Military suite and again attention to detail is outstanding, from the most comfortable bed we have ever slept in to the bathroom with full size bath and separate shower cubicle. A glass of bubbles with breakfast is just the thing to start a day of exploring Rye old town and the surrounding area. Paul and Alan are the most perfect hosts and the stay was more like being guests at a friends house than a B&B, except when it came to settling the account of course. But, as the saying goes “you get what you pay for” and in our opinion this stay was worth every penny. We will repeat our experience with this perfect couple again very soon.

After a long drive to Brighton, Charlotte was warm and welcoming; she thoroughly explained the parking process and provided us with our license. The room was clean, quirky and thoughtfully designed. We were a short walk away from the hustle and bustle where we had a fantastic night. When we got back, we entered via code and had a comfortable relaxed night, knowing that our super hosts were on hand should there be an issue. Would definitely recommend and wouldn’t stay anywhere else in Brighton.

A lovely place near the beach. very friendly staff and well organized the room is cosy with a little balcony, the location is great, as quiet but surrounded by little independent coffee places and grocery stores but not far from the busy city. so you wont miss that the white house is not offering breakfast

Excellent location, close to beach and to bus stops. Breakfast not available at the moment but there are cafes nearby on St James' Street. Anyone with particular requirements, such as parking, anxieties about stairs or facilities for children, should ring first to ask, to avoid being disappointed on arrival.

I picked this hotel as it was my husbands birthday and wanted to treat him to 2 nights away. When we arrived I had to ring a number on the door. A man came and said I was to read my email. I did not get an email. He then charged me £30 for a parking permit. I explained we had a blue badge but he said we still need one. Turns out we did not need to pay at all.nor did he explain you have to drive around for ages to try and get a parking space in the right zone! The room was ok. Bathroom had not been cleaned properly, someone's earring was still on the side. Bed was comfortable and sheets were clean. Code to get into building and room was a brilliant idea,no need for extra keys. I would not stay again. It's a lot of money for a room that felt like a hostel. We did not feel welcomed and nothing was really explained to us. For the amount we paid I expected more.
