"I commend all the staff from security, frontdesk, phone support, bar and resto up to housekeeping team. They are all respectful, attentive, kind and they make you feel at home. The loctaion is superb! The room size is good too and value for money. The buffet breakfast is good too. Its the people that makes you want to come back!
My comment is the cleanliness...
1st the room: attached are the photos of the wall beside the room reading/coffee table - it was dusty! The housekeeping was quick to wipe it but didnt vacuum after. It seems there are only few housekeeper per floor as I see them working hard all the time. So it mught be lack of manpower to maintain the cleanliness
2ndnd the kettle - it was a little rusty and it was replaced with white stains :(
3rd pool - it shoumd be clean often as needed as I saw some insects floating around. I love that the water is a little warm but it should cleaned as often as possible. The water was not as clear as expected so it seems it been there for a while. Given the size and number of people and kids checked in, they should clean or replace the water as often. The glass on the pool might need cleaning too as it obstruct the view ( which is Okada and hundres of trees! ) I guess because the water is a little warm, it is always ”foggy” or ”moist” .?
4th Gym - its okay but the doors beside the mirrors are dusty that have web type of dust already. The wooden door has white spots that ” might” be a mould already. They need a good ventallation and dehumidifier or air purifier.
4th - smoking area.. just beside the pool with kids swimming around. They might to find other place.or.increase the tress and plants over there."

"Suite Room with two queen beds,- Spacious , ok for a three-star hotel. However, having checked-in a Suite room I did not expect very old towels that has coloured gray not white anymore. No hair dryer. Bathroom ok but sink need more cleaning in corners. hallway carpets need updating. Great city- view ( room 1104). Close to shops, pharmacy , jollibee and chowking downstairs. Staff are approachable and very attentive except for one lady staff at the desk when I checked in (4 am, April 11), who was so engrossed with her computer and let me wait for several minutes without even looking at me to say “ please wait” or at least acknowledge my oresence.. Security guards are all very helpful
they deserve recogition."

WWubbaWubbaWubbaBeautiful and large comfortable rooms with a view, Shower pressure was great. Drinking water dispenser at lift landing provides instant hot and cold water. Rooftop dining and kitchen area was adequate and clean. Gym was sufficient for a casual workout on your travels. Nearby Robinsons mall is huge and provides for your dining and grocery needs.
Now the location… unfortunately Malate smells like piss. It’s just how the area is. All breatheable air has moved to BGC and Makati. My first day I walked along Taft Ave, the main thoroughfare where the LRT tracks run along, it was unbearable. I suggest if you’re walking to Intramuros or the National museums, turn left coming out of the building and walk down Adriatico or Roxas. It’s less putrid near the bay. Avoid Taft at all cost.
The entire team at Lyf I’d encountered, front desk, concierge housekeeping and dining, were all super helpful and smiling always. Bravo, team!

Rrabbit008Expected for a 3 star hotel. A little dusty and bathtub not completely clean, the room is quite dark even with all lights on. Fridge can keep drinks cold. The shampoo and shower gel bottles were tiny and had to be topped up every day.
Breakfast was good, we had it twice and they had different items on the menu, with eggs, sausage, bread, rice and meats. Location is also good, walk 15-20 mins to nearest mall and 30mins drive to airport. They have shuttles to the two malls but not frequent. Staff were nice and helpful with checkin and luggage.

First, I would like to highly commend Ms. Zsan for her outstanding service. After being assigned to a room that, while clean, had an unpleasant odor, I approached the front desk again for assistance. Ms. Zsan handled the situation with genuine care and professionalism. She went beyond simply checking the system—she actively coordinated with housekeeping via radio to personally verify room availability. Her initiative, attentiveness, and willingness to help truly define excellent customer service. She made us feel heard and valued, and her dedication reflects the kind of frontline service that leaves a lasting positive impression.
On the other hand, I would like to offer constructive feedback regarding my experience with Ms. Acel. As a guest, first impressions matter, and my initial interaction with her during check-in was not very reassuring. When I inquired about the possibility of being assigned to a newly renovated room, I was informed that none were available, without much effort to further check or explore options. This gave me the impression that my request was not fully considered.
The following day, when I needed to extend my stay, I spoke with her over the phone and requested an update regarding my concern, emphasizing the urgency as I needed to secure the current room rate online. However, after waiting for around 30 minutes without any callback, I had to follow up myself. During the follow-up, she asked for details I had already communicated earlier, which made it seem like the information was not properly noted or attended to.
On the third day, I needed to extend my booking again. To avoid the same experience, I went directly to the front desk. Unfortunately, she was again the one available. Despite my previous experience, I still chose to give her another chance, hoping for a better interaction. However, the experience remained the same. Because of this, instead of extending my stay further, I decided to transfer to another hotel.
I hope this feedback is received constructively. Frontline staff play a crucial role in shaping the overall guest experience. While Ms. Zsan demonstrated exceptional service and professionalism, there is an opportunity for improvement in consistency, attentiveness, and proactive assistance. With the right focus on these areas, guest satisfaction can be greatly enhanced.

PPengguna TetamuStayed here 9 nights in a Deluxe Twin Room on the 14th floor and overall it was very good value for money (paid about 2131 AED for the stay).
👍 Highlights
Staff – Easily the best part of this hotel. Everyone was extremely polite, friendly and genuinely helpful throughout the stay. That level of hospitality really stood out and made a big difference.
Cleanliness – The room was kept clean every day and housekeeping did a very good job maintaining it.
Breakfast buffet – Surprisingly good variety. They had fresh omelettes made to order, pancakes, waffles, sausages, bacon, cereals and other options. The flavors leaned more toward Western breakfast styles so it didn’t fully match my Indian palate, but it was still a solid breakfast with plenty to choose from. The Mongolian rice was actually excellent.
Location for convenience – The hotel is right in the Binondo / Chinatown area, with plenty of restaurants around. There’s also a Starbucks and a nice café just steps from the hotel, plus an Anytime Fitness nearby. For my work it was very convenient.
⚠️ Things That Could Improve
Check-in process – I arrived around 10am hoping for early check-in, but still had to wait until the standard 3pm check-in time, which was a bit frustrating after a long trip.
Facilities feel dated – Some things like the hair dryer, TV and especially the gym equipment feel quite old and could definitely use an upgrade.
AC issues – The air-conditioning was slightly unpredictable at night. Not a big issue but you could wake up at 4 AM sweating🫢
Room service food – Not great. I ordered a chocolate lava cake that looked nice with two scoops of ice cream but the cake itself was quite bitter.
Minibar – Completely empty, which was surprising especially since the hotel takes a 10,000 peso deposit at check-in.
📍 Area
There are lots of food options nearby and the location is convenient, but the area can feel a bit rough late at night, so I preferred staying indoors after dark.
Final Thoughts
Overall I’d say about 3.5 stars but rounding up to 4, mainly because the staff were genuinely excellent and the stay was good value for money.
Would I stay here again?
Yes — for the value and the staff. I’d just probably skip room service next time.

SSnowCandyI feel disappointed the room is just fine but the bed is not confortable to sleep,the cover is like dirty because instead of white it become dirty white also the towels!and with all the hotels ive been checking in this hotel is different and theres no small fridge.diappointed ive been stay here for more than a week.and inside the bathroom there place to put for thier soap and shampoo.i hope the management will pay attention for thier service.

PPengguna TetamuIi need a flat iron then i call from housekeeping dial 5 a girl answered i told her my intention of calling , but she in a sarcastic way she said u can birrow a flat iron only for 30 mins and i just said if only 30 mins maybe later ill borrow then i just hang up after an hour i called again in the housekeeping different girl answered she said akright i will bring it now to your room and the service boy just signed this maam, snd thrn no more i asked the boy after i finished do i need ti call he said no msm just left it outside.. so after i finished i just call the housekeeping the girl said alright i will send somebody yo pick it up until i checkout the flat iron still in our room… how come service person sometimes rude but the ithers are not… i hope that bayview park hotel train well their service attendant specially answering guest in right manner… not to sarcastic and too exaggerated ways…

* Cleanliness was adequate but not exceptional.

* Restaurants are available on the ground floor and via GrabFood delivery, but in-room dining would be more convenient.
* The hotel’s restaurant feels disconnected from the overall hotel experience.
Recommendation
Hotel H2O is a good choice if your main goal is visiting the attractions, especially with young children. If you do not plan to spend time in the area, other hotels may offer better value.

PPengguna TetamuThough the rooms need renovations and better cleaning, this is a budget hotel, after all. So, you will get what you paid for. The best part of this hotel is the location within Intramuros. Despite the hot and humid weather, I was able to walk to key sites withing Intramuros. The reception seemed to lack in its tour arranging ability, but I was able to charter a TukTuk at a nearby museum, to go all the way to Malacañan Palace area.

BBrendon VWe had a wonderful stay at the hotel. The room was clean, spacious, and well-maintained, with a comfortable bed and all the necessary amenities. The staff were incredibly friendly, welcoming, and always ready to help with a smile. We especially enjoyed the delicious breakfast buffet and the relaxing ambiance throughout the property. The location was also perfect—conveniently close to key attractions and public transport. Housekeeping was prompt and attentive, ensuring our stay was stress-free. Overall, it was a pleasant experience that exceeded our expectations. We would highly recommend this hotel to anyone looking for comfort, convenience, and great service.
