"Set quite a way out of Perugia town, a car is needed to access this hotel in the hills. It is a little step back in time. The room fixtures are early 70s and there’s nothing super fancy here, but it is a charming and relaxing stay. The room is spacious but the bathroom is tiny and really needs an update. Breakfast was a nice spread but staff were not topping up anything and most items had run out by about 9:15am. The front patio is a relaxing space to sit and take in the pretty flower pots. Staff are lovely and this was a terrific last minute option to access Old Town Perugia."

"I booked this hotel because I wanted to watch Ishikawa Yuki's volleyball match in Perugia. I was able to get to the match venue in less than 30 minutes using the mini-metro. It was a very cute hotel, and the bathrooms were clean. Also, an espresso machine and bread were prepared in the room, and although I had to leave early the next day, I was grateful that I could get up early and have a leisurely breakfast. The only things that bothered me were the noise of the ventilation fan and the lack of curtains, but these weren't particularly big issues. Above all, the owner was very kind. He even told me what to do if I got home late after visiting tourist attractions or watching a volleyball match, so I was able to stay there in a very comfortable and safe environment."

"After a long time without taking a vacation, I had chosen this property online, which already looked promising from the photos. Already after the first phone calls for the reservation, the kindness and professionalism of Mrs. Francesca made me anticipate the future stay. On the day of check-in, everything represented in the photos materialized before my eyes: a wonderful Nature with a dense forest adjacent, a lawn and various flowering plants that surround the property. The additional surprise was the terrace in front of the hall from which you have a spectacular view of Perugia and where we had breakfast every morning. Every day that we visited a location we returned to the property to rest before dinner; it had become our oasis of peace ... in fact, to tell the truth, more than one morning we risked being late for breakfast due to the excellent night's sleep. Cleanliness, friendliness but above all experience and professionalism are guaranteed! As I specified in the title, unlike many misleading photos of locations here we had a truly satisfying experience and we will definitely return if we ever come to Umbria again. See you soon 👋👋🤗"

"At first glance, the bed in the room allocated to us appeared spacious; but it was just two worn out single mattresses shoved together. One mattress had a significant dip; it should have been thrown away a long time ago. It would have been more comfortable sleeping on the floor -unfortunately I did not bring my ground mat and sleeping bag. The shower cubicle was a little shabby with some tile grouting discolouration. The toilet pan had a degree of scratching/staining - probably limescale. I could not find one English speaking tv channel -so this is not an International hotel in that sense. There was often noise from the reception area and from the bar space until around midnight or 1am. The road was not busy, but due to the hotel's proximity to the road, traffic noise was a further disturbance throughout the nights."

"What a great base to explore Umbria. Federico was a brilliant host, attentive and informative. When we expressed interest he went out of his way and took time to show us the property and all of the precious antiques, some dating from the sixteenth and seventeenth centuries. The room was very large, the bed was really king sized and very comfortable, and the shower was the best we have had in all of Italy. We appreciated the secure off road parking. The common areas were very comfortable and the breakfast was fine, the sweets were made fresh every day by Federico's mother Mariella and served by his father Leandro! The location was perfect for exploring the beautiful Umbrian countryside, from Assisi to Orvieto to Spoleto and everything in between. We stayed four nights and would have loved to stay longer. A highlight of our trip!"

"We have just returned from a week-long stay at Le Cappucinelle and our experience has been truly wonderful. From the rural setting, beautiful grounds, lovely rooms, and amazing spa, everything about this place, including the best smelling towels, sparked joy. However, what really stood out for us was the staff, exhibiting genuine kindness and true hospitality. Melissa at the front desk providing us with great advice on places to visit and getting around, Erjon whose humour and lightheartedness lifted our spirits (and definitely has a future career as a film director), and Ana with her impeccable English, undertaking various phone calls on our behalf. Breakfast was a great selection of local and organic produce, overseen by the lovely and kindhearted Monika and Danila, both attending to our needs on a daily basis. The hotel is conveniently located within a 10-minute drive from Perugia city centre and provides a great base to explore the various surrounding towns on the Umbrian countryside. If there is one area that I would like to see improve is to provide residents with more economical options for dinner onsite. With such an abundance of food choices around, the restaurant has opted for Haute Cuisine, which carries a massive premium. However, just by virtue of its location, the hotel does not really cater to passing trade and would benefit instead from offering a more competitive menu that would encourage hotel guests to dine in than seek alternatives. That said, we loved Le Cappuccinelle and already plan to return at the next opportunity (with thanks Melissa for showing us all our room options! :-)). We can only but highly recommend it to anyone seeking a place for refuge and relaxation in this beautiful part of world."

The fine dining restaurant offers exceptional cuisine, where every dish is beautifully presented and prepared with remarkable attention to detail. The trattoria is equally wonderful, serving delicious pizza and authentic local specialties, all elevated by the same commitment to quality and presentation. Every meal was memorable. What truly makes Borgo dei Conti extraordinary, however, is its people. From the General Manager personally welcoming us on arrival to the attentive front office team, the valet service, and the delightful golf cart tour of the estate, every member of staff made us feel genuinely cared for. Their warmth, professionalism, and attention to detail are second to none. As a family who travels extensively around the world, we can honestly say that this has become our children's favorite hotel ever. The team consistently went above and beyond to fulfill every request, no matter how small. From printing cartoon characters for our children to color, to patiently explaining the history and beauty of the estate, every interaction was handled with kindness and enthusiasm. Calling Borgo dei Conti a resort almost feels inadequate. It is more like a small town, a destination within a destination, where every corner reveals something beautiful and every experience has been thoughtfully curated. We arrived expecting a luxury hotel and left having discovered so much more: a place filled with soul, authenticity, and people who truly care about creating unforgettable memories. Borgo dei Conti is not simply a hotel. It is an experience, a world of its own, and without a doubt one of the most remarkable family stays we have ever enjoyed. "We stayed in a room in the "la Feltrinelli" building, right on a piazza in the old town. The room was very spacious, clean, and stylishly furnished, and the en suite bathroom was also large. The generous breakfast buffet is located in the main building, just a few meters away. The location of both buildings is first-class; you're right in the center of everything. If you're traveling by car, like us, we recommend booking a parking space in advance with the hotel, which is located in a nearby garage. The staff is friendly, helpful, and happy to provide tips for activities and restaurants. Reasonable value for money. We thoroughly enjoyed our stay and would happily recommend this hotel."

"We stayed here for about a week for our eldest child's soccer camp during our family trip. It is about 15 minutes by car from downtown Perugia, and the facilities and staff are really friendly. There is a safe underground parking lot and free electric car charging. There is a large shopping center nearby. There are coffee, pasta, and sushi restaurants right next door. There are various restaurants if you drive a little. It is also a hotel in a good location for getting around because it is close to tourist attractions and the highway is nearby."

"Me & my partner visited Perugia two weeks ago for the first time. The two brothers at reception were extremely helpful in teaching us how to navigate around the city. They also helped us buy and print out football tickets to one of the games which was a nice touch! I've stayed in many hotels around the Europe and in the UK, and never had an experience where the host is so helpful and interactive with the guests, but it was a great bonus in all! The hotel itself is in a great location. It is around 5 minutes up the escalators to the main city centre but also a little downtown to allow you to visit more authentic and rural sites! It is also right next to the bus station that takes you to different cities, which we used to go to Florence and also a vineyard for the day! The hotel is a beautiful historic building, very unique to the modern commercialised places which I personally appreciated. Was a fabulous hotel and I recommending to any travellers looking to explore Perugia in the best way possible!"

"Right in the middle of old Perugia, great position. The room was clean and large - lots of it utilised by the large bathtub and sauna. Double sinks were nice, as was the rainwater shower and friendly welcome. We had the double room (#3) with a queen bed but wouldn’t classify it as a suite or apartment as advertised. The kitchen was a small refrigerator, coffee machine, and a double hob - with minimum cutlery and cooking pans. (No oven or microwave). The wash machine was shared with all apartments in a room down the hall - again not as advertised - but modern and efficient. We stayed three nights and our room was never cleaned, clean towels not offered and no replenishment of coffee and tea supplies (which were minimal to start with). It was also quite loud out our window with the restaurant across the lane way - the only night we got undisturbed sleep was when the restaurant was closed on Sunday. At around 140 Euros per night, we felt like our room wasn’t the best value, although we certainly enjoyed staying in the heart of Perugia village."
